This is the mandatory course that, with minor exceptions, is required prior to 2023 or 2024 renewals. It focuses on disclosure requirements for real estate licensees, whether relating to property or transaction issues, personal interest, disclosure of fees from more than one party, disclosures to multiple buyer clients, etc. The attendee will also review SC Code of Laws 27-50, the Residential Property Condition Disclosure Act, to identify the role licensees have under this law.

 

What’s a BIC to Do?

Titled What’s a BIC To Do, this course covers all the mandatory supervisory and provision on services required of a BIC. This is the mandatory course required for BIC’s who are renewing in 2023 or 2024.

Have you ever thought to yourself: I just wish I had a standardized presentation to be able to explain brokerage relationships to consumers in language they can understand? Well this is your time to shine!

This new course for 2020 covers the basics of disclosure required by the law and focuses on gaining informed consent for the type of service the consumer chooses. A huge section of the class is on the new non-agency relationships option of transaction brokerage and how to explain that to consumers as well.

Finally, the class ends with the creation of scripts and language that will allow you to establish a standardized presentation designed to explain consumer choices, benefits, and options of either an agency or non-agency relationship.

 

Property Disclosure in Real Estate

Class Description:
Failure to property disclose material adverse facts regarding a property or the transaction is the number one way to get hauled into court when consumers file a lawsuit. Over 2/3 of the lawsuits filed against real estate professionals has this as their basis. This course is designed to reduce that risk.

Focusing on both real estate license law and the residential property condition disclosure law, you will gain the knowledge of what is considered material and required to be disclosed, how to advise the owner of the requirement of completing the property disclosure form, and how to reduce your risk through adequate and complete disclosure.

This course focuses on the case interpretations of the Code of Ethics and will bring the Code to life with real-world scenarios. In addition four hours of code of ethics training, this course also meets the NAR mandate of 2.5 hours quadrennial ethics training.

Class Description:
This course covers the basic concepts of procuring cause in a real-life interactive fashion. Often the basis for mediation and arbitration request brought before the Professional Standards Committee, procuring cause factors will vary on a case-by-case basis. There are no pre-determiners, and each situation must be viewed on its own merit. Learn the issues that can “break the chain of events” and cause the loss of income. Also included is a brief overview of the arbitration process and a summary of the advantages of mediation.

Transaction Brokerage Basics

Class Description:
Transaction brokerage is a new opportunity under License Law 2017 to perform real estate activities with customers as opposed to clients. It is customer service with a twist and requires mandatory disclosure of services to be offered. A review of LLR’s TB Form Template as well as SCR’s TB agreements is undertaken as well.

This course is an overview of contract law, how contracts are formed and terminated, and reviews the mandatory language to be included in representation agreements and in sales documents.

 

Code of Ethics 2.5

Credit Hours: 2 Hour CE Elective + NAR Code of Ethics

Class Description:
This course is designed to meet two requirements for NAR’s requirement of 2.5 hours of ethics training as well as the need for a 2-hour continuing education course to round out the 10 hour requirement under license law. This course give an update to changes to the Code as well as a discussion of several “sticky situations” that are currently being seen in the marketplace.
